Carmel is broken down into thirteen different neighborhoods all of which center around the downtown area referred to as Carmel-by-the-Sea. The neighborhoods and their corresponding Realtor Area Codes are Carmel Woods (Area 140), Northwest Carmel (Area 141), Northeast Carmel (Area 142), Southwest Carmel or “The Golden Rectangle” (Area 143), Southeast Carmel (Area 144), Carmel Point (Area 145), Mission Fields (Area 146), Hatton Fields (Area 147), Carmel Hills (Area 148), High Meadows (Area 149), Jack's Peak (Area 150), Carmel Meadows (Area 151) and Carmel Views (Area 160) . The neighborhoods are more high-end residential properties varying from oceanfront homes to spectacular estates with price ranges varying from $500,000 up to $17 Million. The neighborhoods of Carmel are a microcosm of California's architectural heritage, sited at one of the most scenic meetings of land and sea in the world. Influential architects of the area include M.J. Murphy, Hugh Comstock, Julia Morgan, Bernard Maybeck, Frank Lloyd Wright, Charles S. Greene, Frank Wynkoop, Michael Bolton, and Al Saroyan.

Since homes do not have addresses, their mail is delivered to the Post Office. The central hub of Carmel is the Post Office. The sense of community is also built from the Post Office. Because everyone has to meet at a local spot to retrieve their mail, they each get to know each other. 

A couple of key points of the Carmel neighborhoods are that the community loves their trees, water and history. There are certain rules and regulations when it comes to cutting the pine, cypress and oak trees within Carmel. The Forestry Department oversees the trees of Carmel and will only allow the trimming of trees. Residents are not allowed to take any limbs off without getting a permit first from the Forestry Department. An Arborist has to come out and determine the health of the tree then they get to determine if the permit should be granted. Also, the water is crucial to Carmel. The area is in a drought situation so when a home is purchased, the city does not allow for additional bathrooms to be installed into the home. There are very strict guidelines and permits to be followed when selling homes in Carmel to make sure additional bathrooms, laundry rooms and wet bars have not been installed without a the proper water permits. If any of the above are installed without a permit, they will need to be removed before the final sale of the property. And lastly, the historic homes of Carmel are held sacred. If you purchase a “historic” home that is registered with the town, there are limitations to what you can do to your home because the town wants to keep its authentic charm and architecture. On the positive side, if you do own a historic home, the town provides you with additional property tax savings each year.
